Thailand’s Most Coveted Addresses
An authoritative guide to luxury villas, penthouses and estates across Bangkok, Phuket, Koh Samui and Chiang Mai — for buyers who expect more than a listing.
— Inside the Market —
A quiet authority on Thai luxury property
We write for buyers, investors and inheritors who treat real estate as a long-horizon decision. No pushy sales copy, no filler tours — only rigorous analysis of price per square metre, freehold versus leasehold, flood-line geography and the politics of every soi. The market is loud; we are not.
01 — Bangkok
Penthouses & Riverside Condominiums
From the supertall stacks rising along the Chao Phraya to the discreet low-rises of Phloen Chit and Lang Suan, we track the addresses where global capital is quietly accumulating.
02 — Phuket
Beachfront Estates & Headland Villas
Surin, Kamala, Cape Panwa and the Andaman headlands — the trophy estates that hold value when the market turns, and the leasehold traps that quietly erode it.
03 — Koh Samui & Hua Hin
Resort Living & Clifftop Retreats
Branded residences and pool-villa compounds on the Gulf coast — what the developers don’t tell you about service charges, sinking-fund contributions and rental pool returns.

— Off-Market —
A private register of serious listings
Roughly two-thirds of trophy Thai property never reaches the portals. We keep a discreet register of off-market villas, duplex penthouses and freehold shophouses for qualified buyers — accompanied by independent valuation, title due diligence and developer background.
— How We Work —
Three things we refuse to do
A working principle that has kept the journal useful to the same family offices, executives and inheritors for over a decade.
- No anonymous listings. Every property we feature is verified on the ground — title searched, vendor identified, last transaction documented.
- No referral kickbacks from developers. Our independence is the product. If a developer pays us to feature their project, we say so in the byline.
- No breathless market commentary. When the market cools we say so; when a soi is over-built we name it. Calm is the editorial position.
